Our homes
currently account for 27% of the UK’s carbon emissions, contributing
to global climate change.
Currently all four bedroom properties and above require a Home Information Pack
to be provided to prospective buyers when marketed for sale. As
from September 10th 2007 all three-bedroomed properties will
also require the HIP. A mandatory part of this Home Information
Pack is the Energy Performance Certificate (EPC), which provides
information on the energy efficiency, heating costs and carbon
emissions of the property.
What is an Energy Performance Certificate?
Energy Performance Certificates will tell home buyers and sellers
about a home’s energy efficiency – using A to G ratings, like
those used to rate fridges and washing machines. The EPC will
be provided to the estate agent involved to be included with
the home’s particulars, which they in turn will give to potential
buyers. The Certificates will also make recommendations for cost-effective
improvements that can be made to help cut fuel bills and carbon
emissions.
It is estimated
that by following the recommendations in an EPC, an average
of £300 a year
can be saved in fuel bills
